I've got an few big leaky spots on my lean to window, which seem like they've been there a while there's some salt build up and the vault area is tanked but not the best vented. In the centre where there's some loose flashing and in the far corner under the roof downpipe.
There looks to be a loose bit of lead and I think the main downpipe is discharging too heavily from the roof into the gutter, causing the corner leak.
So I'm thinking the best form of approach would be to:
• Re-fix the lead and seal with lead sealant
• Paint the gutter with roof/poly seal
• Remove the internal silicone seal and re-do between the internal wall and the upvc
• Change the downpipe so it meets the main drain pipe so it doesn't discharge into the gutter and goes straight down and out.
Is there anything else you could see/advise?
