Lean-to extension at the rear of a terraced house

Hi there,

Do we need a planning permission if we knock down existing lean-to extension of size 2.5m x 2.8m which consists of a single toilet and an utility room and rebuild it from scratch with new walls at the back so the overall size will be 3.0m x 2.8m which will have a single pitched roof as before and will consist of a shower, WC and utility area? We will be using existing electrical sockets and lighting.

The walls will have enough foundations and will be battened, celotex insulated, plasterboard, plaster and pvc claddings all round. The floor will have damp proof membrane and filled by cement mix to increase height and the roof will have treated rafters, Klober Permo Forte roof membrances, treated batten woods and eventually Marley Ludlow Major concrete tiles on top to match the rest of the house.

Do you know the difference between planning permission and building regulations? You are quoting stuff that does not relate to planning permission.
 
We are in non conservation area in the Roath part of Cardiff
Property is a Victorian terrace
Lean-to is right at the back of the property
Current lean-to extension is 2.8m x 2.5m
Nothing about PP and BR.
 
Do we need a PP to build a lean-to at the rear of the terraced property in Roath in Cardiff? The max height is less than 2.4m and will be extended out to about 2.8m. The material used will be the same as the main house.

It will be permitted development, as long as you bear in mind maximum eaves and roof heights.

You will need building regulations approval. Although if you were just replacing what was there already, exactly the same, albeit to an improved specification, and it would have the same use, then you could just consider it a repair and do it without building regualtions. Its a fine line though.

You may need new foundations, in which case you might need a build over agreement with the water company if public drains are near.
 
What are the restrictions regarding building a learn-to before planning permission is required?
I know for a start that the extended length must not be more than 3m for a terraced house and that there should be an external door between the learn-to and the main building. Unsure of the width and height restrictions before PP is required. What else do we need to know regarding building regulations?
