Hello,

Will probably get a builder in to have a look but wanted some thoughts first, if you have time.

The garage in the house we bought recently has a concrete floor with a height difference of about 30cm over a 5m length from the main door to the back. I was hoping to use this space as a workshop but ideally want to level the floor.

I don't know if the garage is built with trench foundations or sits on a raft foundation. If it was on trench foundations I'd think to break the floor up and start over. I haven't had the chance yet to cut into the floor and see what it actually is made of but I figured it might be easier to dig down the outside edge of the garage to see if there's a trench foundation protruding from under the wall?

Or I could just build a level floor with joists.

Or shutter up at the low end and get concrete poured in to level.

But I'd prefer scrubbing the existing floor and laying new level with the existing opening.

Any thoughts?

Not level to allow fuel spills to run off.

You can build a wooden floor.
Or
Screed level.
Probably won't have a dpm under through

"Not level to allow fuel spills to run off" that's the biggest load of cobblers I have heard in a long time. It's not level because the builder was a prat same as mine. My floor differs by 6 inches from one end to the other ( I don't do centimeters). My garage is integral to my house but I'm going to break up the floor and relay it. The garage door is also too small to allow my car to go in the garage, another idiot builder's goof. Not too sure what to do about that although I do have a couple of ideas. I also use my garage as a workshop BUT I would like to get my car in to it to be able to check oil levels etc. I cannot do that outside on the road as we bought a house with a wonderful view but that means that we have to live up a mountain.

Garage floor should have a fall plus 100mm step I think it is to the house.
Get a car fuel leak then it runs out and can't run in the house plus water ect runs out.
Maybe yours is a bad job though?

@Fred Blogs in old money my garage is just over 16ft long and the floor falls 12inches over that distance :) sounds like we have the same problem though. I want to just break my floor up I just need to confirm it's not a raft foundation... and the more I think about it such foundations aren't cheap so I'd be surprised if it wasn't a trench.

@Wayners UK building regs recommend (but doesn't specify) a slight fall. You'd be talking about a 1:100 fall that you'd barely notice whereas in my case it's a 1:16 fall which is just crazy. You're right that garages built off a dwelling house should have a floor at least 100mm lower if there's a door leading into it.
