Lime Wash

Got a big, 7m X 4m, ceiling to sort in a 1960's bungalow. It is not in bad condition, couple of small cracks running along the board joins but I can sort these with tape.

However I am told it is covered in lime wash and I will need to reboard.

If I sand off the chalky lime can it be skimmed, (by a Pro not by me!) without having to go to the expense of re-boarding?

Not that many local plasters in my neck of the woods surprisingly. Trying to avoid one of the Regional ones. I'll put out an APB! ;)
