Loft boarding - eaves, wallplates and insulation

Looking to start boarding out my loft for storage and just need you knowledgeable folks to advise me (and stop me messing it up).

The insulation up there is woeful at the moment so that'll need topping up and I'll be raising the flooring level to get a decent amount without compression.

The house has a cavity but, because it needed new rendering, has had external wall insulation fitted. The cavity hasn't been filled with anything and had no existing insulation in it.

Would I be right in thinking that if I don't do something to match up the loft insulation to the wall plate then I'll have problems with condensation along the outer edges of the room?

If so;

- do I need to get it to the inner or outer skin of the wall? EWI installers now say my cavity is redundant so does that make any difference?

- I'll need to leave a gap for ventilation at the eaves, but they're really narrow at that point - I'm not sure I can reach, let alone manage to get something like retrofit vent trays in there. Someone suggested some tight fit 25mm EPS would do it, and that it could then be further held in place by the loft insulation? Is that feasible on its own as a solution or would I still need to get some insulation down under the boards?

In a bit of a topic bumping style, I measured the gap between the rafters and the floor at the narrowest point I can get to - at best there's only a 37mm gap.

So 25mm EPS will barely fit and leave very little gap for ventilation (it's the old bitumen felt too, so no breathable membrane to help).

What are my options? Are there any or should I just not bother?
