Loft conversion done in 2017

Looking at a property that has had a loft conversion done in 2017

What paperwork should they have to confirm it was built to regulations and should they this include a warranty?

Your legal advisor should be advising whether there should or should not be specific certification in this specific instance.
 
There should be building regulations certificates from the plans to turn the loft into a 4th bedroom. Not saying they need planning permission but the work must be signed off, correct materials etc.

They don’t have this. Suggesting indemnity insurance but won’t that effect sale value in future

Also annoyed at estate agents as it’s advertised as 4 beds but has no building regs for 4th bedroom

They should have Building Regs Cert if they went through build regs, if not then its a 3 bed not a 4, a bargaining point if you really want the house, but you wont know if its structurally sound.
