Hello All,
just wondering if anyone has a thought/experience on planning permission with this type of rear extension especially the Juliet balcony on a detached house facing neighbors garden but obscure by trees. the extension is a 2.5m two storey add from original rear wall and a loft conversion with rear dormer and juliet balcony.

Your local authority may well have a measurement in the local plan guidance for the distance of a two storey extension from the rear boundary or other similarly worded gems, you should acquaint yourself with it. Under the PD rules it's 7m. Arguably french doors will be no more intrusive than a window. They may also ignore the trees, which could be cut down or die and not be replaced. I suspect they may have issue with the dormer on the rear extension, it's not the prettiest of extensions and planners don't really like dormers. But unless there is some clear and relevant guidance relating to extensions such as this written in your local plan, I suspect it will be a case of submit it and see what they say. No doubt there will be the old 'overbearing development' chestnut mentioned which they can cite.
 
Thanks freddiemercurys. the main issue is there's not a great deal of information on the county in regards to guideline to extension. looking at the approved historical planning permissiion in the area, theres been some approved design with a large end to end dormer across the existing roof. Below is all information they have on rear extension which our design comply with most apart from the dormer. the windows on the dormer aligns to all existing windows (also its obscure as it batroom window). No overshadowing as no property to the side of us just our garage. They recently approved a rear extension for one of our neighbor which can be seen from the road as well.

Yes pretty typical ambiguous guidance, pretty much leaves it to the planners discretion. One of those where you'll have to suck it and see as mentioned, though I suspect they will cite the boxy dormer one as you seem to have a boxy dormer.
