loft conversion or rear extension?

I am just wondering what the m2 price difference is for a loft conversion against an extension on new foundations.
If the extension is £2k a square meter what would the equivalent loft be? both to a plastered finish.

Generally you are affecting two spaces as well as steel beams, floor, stairs etc. Plus the logistics are pants, i.e. two storeys up. I'd much rather build a GF extension.
