Hi everyone, bit of advice needed if possible:
I own the upper flat in a converted Edwardian semi (just us upstairs and a similar flat downstairs), the original house garden was split into two large squares, each flat has its own garden with its own access, ours is the rear one furthest from the house accessed by a side gate and its own path to the main road.
We currently have a totally decrepit old shed, average size, well past its sell by date. I'd love to replace it with either a prefab log cabin or build something myself eg a small single room timber shed, insulated with a felt flat roof UPVC window and a UPVC door. Looking at approx 20-25 square metres footprint, which will be significantly less than 50% of our portion of the garden and far enough away from the house and boundaries etc that we wouldn't have any issues at all if this qualified for Permitted Development (which it doesn't as its a flat).
The proposed building won't have drainage, heating, water or power - just a secure, weatherproof building.
I'm pretty sure I should apply for planning for this as we are in a flat - What I wanted to ask was whether anyone here has any experience of building such a thing in the garden of a flat / apartment / maisonette? If so, how difficult was the planning process?
We're on good terms with our neighbours and following discussions with them we won't get any objections from anyone remotely close on the street. My concern is whether some geek in the planning department will take objection and overrule this idea from the outset.
It's been at least 8 years since I've had to speak to a Planning Officer or Planning Department about anything - Can one still apply for retrospective Planning Permission - ie could I just go ahead with the build and then apply in hindsight if I get pulled up?!
