Looking for advice with rendered stack + flashing

Hi all,

I'm moving into a new property and have had high damp readings in the chimney breast caused by bad pointing on the stack, cracked render and poor flashing. I've had several wildly varying quotes for this work and no one seems to agree on what needs doing.

I know that it definitely needs repointing, can I get away with render repair or will the render need to be stripped back to allow for new flashing to be chased in?

Also - anyone have any tips for moss removal? Two of then contractors weve approached for the stack have said they will pressure wash the roof to remove the moss but I was under the impression this was a big no no with old stone rooves

Point it. Render is a risk, and a longterm problem/risk. Flashing should be chased into the brickwork, not just the render. Don't forget the flaunching on the top.

No proper roofing firms offer jet washing roofs. Normally it's one of the specialisms of the traveller business model.
