For an exposed chimney breast inside a loft conversion, can anyone recommend a product or would PVA soak in and do the job?

Depends how dusty the chimney breast is. PVA's not great with too much dust. Try everbuild brick stabiliser; but I used boiled linseed oil on an exposed chimney about 25 years ago, and it was dark, but it came up lovely.
 
It's not too bad but the pointing up does give off a bit of sand, we are carpeting it on Thursday so want to stop it as much as possible.

Use a soft to medium hard brush to get rid of the excess dust, and then try the boiled linseed oil. It'll look nicer than the brick stabiliser.
