Merge Toilet and Bathroom

Hi All,

I have just bought a flat with a small toilet and small bathroom that are next to each other. I'm planning to remove the wall between them to make a larger room containing both the bath and the toilet. An structural engineer has already confirmed in writting that the wall is non-loadbearing. Both the toilet and bathroom have a adjacent doors to the same corridor, so I will keep one door and replace the other with a 75mm stud-wall.

Since
1. the wall to be removed is not structural
2. I'm not alterating the fire escape route or affecting the resistance of fire spread.
I've been told that I don't need Building Control Approval. On the other hand the freeholder is not willing to give permission until I get the BC permission.

Any ideas?

Draw up an agreement that states you will reinstate to original layout should the landlord wish you to do so or compensate numerically.

It may even improve the building.

As far as I`m concerned ALL private landlords deserve a numerical .....ONE FINGER :LOL:

In my opinion, no you do not require Building Regulations approval. If however the freeholder is requesting something from the LA, ask Building Control to put something in writing to that effect. At least that way it shows Building Regulations was not required so the freeholder's happy and IF it was ever brought up in the future, you have something to prove it was gone about profesionally.
