Mezzanine floors / opening roof space

Hi all

We have been thinking about investigating the possibility of converting our loft to increase the size of the house. I am aware of the endless regs which must be followed ie. doors, fire proofing etc but does any one know what rules would apply to increasing a room size as follows;

If you open up the roof in a bedroom to allow a gallery extension above the existing room which would be completly open to the room below. In effect we have 2 large double bedrooms but want to add an office area to the house. We would remove half of one bedrooms current ceiling and the other half replaced to provide a floor above the existing bedroom. This would be accessed by a stair case (either spiral or normal) and have a banister around the edge. The space would hold a couple of desks, shelving, PC's etc. For light a couple of velux windows would be fitted. Insulation would be installed in the roof and heating upgraded in that room.

I appreciate that there are major structural issues and of couse we would employ an architect, stuctural engineer etc before starting. It would be done right!

My main query is do you thinkg this would fall into the same rules as loft conversions or is this different as you are extending an existing room albeit upwards!

Any pointers/views would be appreciated.

In theory mostly loft conversion with velux windows without altering the size of the roof is building regs and if the roof is altered then planning permission is needed but depending on your area as well.
