Moving Kitchen

My girlfriend and I are first time buyers and were thinking of picking up a place that needs a bit of work and renovating to save money. This is possibly a terrible idea as I do not know anything about costs etc.

Would there be considerable difficulties in switching a kitchen from one room to another? How much would this be? Would I need planning permission or building regulation permission to carry out this action and what would their respective fees be?

Just need to know whether this would be a do-able idea...

I wouldn't be sure on the cost of works because it would be dependant on many different things and one big impact would be the new drainage you'd have to install, depending where the existing drainage is. The electrical side would also have to be looked at as well as (obviously) the main build costs.

As for local authority fee's. You wouldn't need planning permission but you would need to submit a Building Regulation application. The fee's would be dependant on how much the works will cost (i.e. £0-£2000, £2000-£5000, £5000-£6000, etc...).

Btw, what are the problems with where the kitchen is currently located?
 
The kitchen is currently located at the rear of the property and there is a box room between that and the living area, which is at the front. My plan was to switch the kitchen to the box room, make it open plan with the living room and convert the existing kitchen into a second bedroom.

Not sure it will be possible for a first time buyer with about £15K max to spend though.
 
If I was to bring a tradesperson along to get an estimate of how much the work would be, what would be best? Builder, plumber, kitchen installer? Is there anyone in Edinburgh who could do all these things?

I'm sure a local builder could be brought in to give you an idea of the costings and the works involved.

You mentioned you and your partner are first time buyers and are "thinking" about buying this property. You could put the question to your estate agent. Ok they wont know the full in's and out's of the regulations but they should be able to advise you accordingly and maybe put you in contact with local contractors who may be able to advise further.
