moving manhole for extension

We are proposing at extension out to 2.9 metres, but there is a drain run at 3metres out. The manhole (sewer) in our garden also takes the drain from our neighbour.

our architect has proposed that the footings go o the house side, and then inverted under the pipe.

we need to move this sewer further along the drain run, at the side of the new extension (to be)

has anyone gone through this before? we are with yorkshire water.

will the costs be eye watering?

You will need a build over agreement.

Yorkshire water may insist manhole is brickbuilt and clay pipework. They may have a minimum distance from founds to sewer. I think the last I did was 200mm.

Foundation will need to be minimum of 150mm below invert level.

No idea on cost, at most a few £k, I wouldnt think a showstopper.

Any idea how close to a manhole you can build? If the costs to move it are extortionate, we may consider coming into 2.6m instead of 2.9 (this avoiding the manhole by 15cm or so)?

Would i still need a build over agreement if building 30cm away from a pipe run and 10 to 15cm away from manhole?

funds are pretty tight so if i can avoid costs in this manner then all the better - but saying that, we do want the extra space so its a case of weighing it up.

'Build near to agreement' is a better description as it applies to building within 3 metres.

I think 200mm is the minimum distance to a pipe and 500mm to a manhole.

That is dependant on your water authority. My local one is Thames water and they have info on it under developer services, so might find something online to download.

They will probably want a drawing, but you could do that, just a plan drawing and a section drawing showing foundation of you extension and sewer pipe.

You need to get the manhole cover off and measure invert level - ground level down to inside bottom of pipe. And by locating the neighbours manhole track the line of the pipe. Make sure you check for any other unseen sewer pipes.

If you are on a tight budget, get as much info you can on anticipated foundation depth. It will need to be deeper the the sewer pipe, but if you have trees or gedges near and shrinkable clay soil depth may increase a lot. Check with any close neighbours that have had extensions

We're in the same boat, although we can't push ours futher out to the side unless we restrict the width of the extension which would make it a none starter (mid terrace house).

The manhole would be bang in the middle of the extension!.

Annoyingly both neighbours don't have a manhole cover?.

"Right next to" is the minimum distance.

I can't understand why installing a new chamber would be so costly as the gear will be there to dig the footings anyway.
