I have a upstairs toilet (towards rear of property) and the soil stack runs straight down into my kitchen..

The soil stack (cast iron) has been boxed and I would like this removed

I have limited knowledge of drainage so I wanted to ask whether this is considered a big job? (3 bed property approx 85m squared Gross area)

What sort of price could I expect to pay approx?

What considerations do I need to make

How long does a job like this typically take?

Hello Mr Sparkle,

  • To move this outside, is a biggish job.
  • Things like asbestos need to be considered and a specialist removal company may have to be involved, pushing your costs up.
  • A price would depend on what work is involved, who you employ and where in the country you are.
  • Access can be an issue also
I would recommend getting either a plumber or someone who works on drains round to discuss everything. Also you may need permission from building control or the sewer owner - usually water undertaker for your area.

Firstly, you need to ascertain where the drain runs, hopefully it'll go straight out through the wall underfloor, so the drain can easily be found and reconnected onto outside. If you're unlucky, it could be cased in concrete, which makes it harder to cut back and get a connection onto, which may mean more work, but not impossible in most cases.

Cast is heavy, breaking out a stack that's been in use for a few years isn't going to be a clean job, so be prepared for that. The hole in the floor, and the brickwork where the existing pipe passes through will need to be made good and any DPM maintained. Building control will need to be informed, but as the drain at that point probably only takes the stack, it is unlikely the Water Co will need to get involved.

How long it'll take is very much a 'How long is a piece of string' question, almost impossible to say without seeing the job, but at an absolute minimum, I'd allow 2-3 days for 1-2 people.
