My Flat Roof Has A Problem.

Hi, The felt on my flat roof is fine, but, the boards have gone.

Can anyone give some advice about this?

what boards have gone pete? the decking boards or facing boards.

if its the decking, the roof covering will need stripped off to renew it.

if its the facing boards then the felt aprons will need stripped off before replacing the boards and new apron detailing.
 
I am no expert on these things, all that I know is when I stand on the roof,
whatever is underneath the felt, moves up and down.

I'm not sure what else I can add to this.

sounds like your decking has perished which would be caused by the roof leaking.

time for a new roof pete me thinks.

It's all a bit strange, because the roof is not leaking and the felt is in very good nick.

I get the feeling that whoever put the felt on, neglected to put new boards in.

What is the best course of action for that?

What will happen if I just leave it for a while?

roof decks were/are sometimes done in chipboard which becomes spongy and disintegrates when it comes into contact with moisture.

it may be the person who renewed the roof covering has redecked with plywood which is too thin! causing this flexing underfoot.

if your ceiling is dry and there is no smell of dampness or water ingress then
i would take the view that this is the case.
 
Ok, thanks for the help. I will leave it for the time being. I get the feeling that taking the roof off, and replacing eveything would be rather expensive, and as the felt roof is in very good condition, I cannot see any danger of it leaking in the near future.

Hi. Condensation can cause the decking to fail. So when you get it done fit insulation and ventilation, as this will extend the roof life. Good Luck
 
We got quoted £100 sq mtr for replacing 16 x 8 garage roof, as yours, not sure if thats competative???
 
Hi, Nice name! I was quoted a grand for it to be done privately, but I have to find out exactly what they intend to do with it.

Agh! I was a seventies kid..... still think in Old Money ( we had to learn both old and new, Decimal currency,It did to us what the Euro has done for the smaller EU countries :confused: ). but you young uns do it in 'Euro-speak'
My meter is small, grey lives in a cupboard under the stairs and still takes shillings :LOL:
