Mystery water damage/damp in bedroom

We had a mark one inch above primed MDF skirting starting at corner of room (door end) and honestly thought it was a paint issue, we asked Dulux/painter and it baffled them. Now the mark has suddenly picked up momentum and travelled further along and stopped a metre away from the other end of the wall. We cut away the section of plasterboard and we thought it may have been a radiator leak as wall on other side is utility with radiator. Pipes dry, yet base of the timber the dwangs are fixed too is damp. Timber is dry at the end of the room towards outer wall direction (left as you look at picture). We are baffled as to the cause! Above this bedroom is our main bathroom so towel radiator and shower but there is absolutely no marks apart from the lower section of the wall. Would really, really appreciate any suggestions -help, would you speak to house insurer? Just don't know what to do. (House was built and finished 2013)

Most damp issues are due to condensation/lack of proper air movement in or around a house.

Might be worth posting this in the building section, possibly with some details on the construction of the floor, and if there are airbricks around the base of the house (outside) and if they are clear and allowing air movement, etc

check your house insurance policy, many cover track and trace for leaks, usually done using a thermal imaging camera, but as already suggested check again with someone actually using the shower, might only leak with someones weight on the tray/wet floor
 
I think it's plumbing.

The bathroom is above so water may be leaking into the cavity and dripping down.

I like the way you cut out plasterboard to have a look, do that upstairs.

If you blow talcum powder in, it will show up drips and runs.
 
No sign of any water at all when hubby was in the shower directly above, heard it in the pipe but no visibility.
 
From your pic of the cutout it looks to me like it's rising rather than from above. How do your pipes run under the floor and is there any accessibility? It also looks vaguely worse towards the door. Any chance of a quick floorplan sketch of the nearest rooms?
 
Hi the front door in to hallway and further in to kitchen diner is tiled with underfloor heating. All rooms off it (including bedroom, utility and downstairs loo) all have radiators. Guy who did plumbing coming tomorrow so we can ask him about pipework as we have no layouts of any of it. Blue edge is against interior wall we have issue with.

Room above is main bathroom so towel radiator and shower directly above. No water issues from top down to room (that we can see).

My best guess from that is leaking rad piping. Hope the plumber can find the issue for you when on site

It isn't and when plumber came he said it's not a heating issue that's caused the problem, escape of water somewhere and then proceeded to look baffled. He has suggested cutting sections of floor to see if water can be seen leaking underneath??....
 
How easy is that? Looks like carpet so shouldn't be too hard but is there any water source there? What's the state of the utility floor? Just wondering if the dog shower is leaking and somehow tracking under the floor covering to the wall
