Need to repair my flat bathroom roof.

My bathroom roof is leaking, I have put the pictures of the cracks up in my gallery. I was hoping to get some suggestions as to the best way to tackle this.

The product Woody is refering to is ACRYPOL.

Are you after a quick/temporary fix for your roof? Acrypol will be ok for a quick fix or you might be able to give flashband a try.

Looking at the pics id say your roof covering is sha***d(technical terminology) ....But its hard to tell without more pics of the rest of the roof if a total re-cover is necessary

The kerb is tearing away from the flat, due to the lead being turned over and the Asphalt on top moving at a different rate to the area with the sheathing under it. An overlay with an HT felt will see another 10 years + easily. I would cut the kerb back and install a drip detail there, or a watershed trim.

Hey All.

Thanks for the replies it seems it's worse than I thought:


We pulled up the roof and all the wood is rotten underneath. There are wet spots on the ceiling underneath. As you can see here:



The wetness has spread all up the edges of the roof.





There is a lot of rotten wood. The beams seem to be ok so far, one is a little damp.

What is our best course of action here? I'm assuming we can replace the wood surface ourselves, what do we need to do after that? I'm tempted to do as much as possible then get a proper guy in to do a good bitumen roof.

Remove old decking and any rotten timber, then replace like for like.

Then a good HT felt system, bobs your mothers brother.

I'd say about £3-£350 to put a decent bit of felt on that.

I was looking at this wickes easy seal, is it any good? It says stuff about a breathable membrane, do I need one of those?

noone seems to suggest single ply membranes on here, any reason, they are a little more expensive, but the guarantees you get are worth the expense; dont you think?

Also dry seal fibre glass sheets seem a good alternaive??

Single ply in the domestic market offers no benefits over traditional waterproofing. Its also easily punctured.

I disagree we use it for balconies and loose lay decking or ballast with paving flags and gravel in residential scenarios from houses to flats.


It does'nt have to be sarnafil.

Although it does have to be installed by specialist subies.

health and safety is better. no blow torches.
