New Boiler Specification Options - 3 Bed Semi-Detached (Pre-2006)

Hi,

It's probably time to replace my 2001 Potterton Suprima and Honeywell Y plan setup. I have an installer attending to provide a quote but would appreciate any advice on considerations, must have options, etc.

Have my eyes on Viesmann Vitodens range but not sure what would be the best boiler setup.

Property is a 3 bed semi-detached (1 ensuite shower / 1 main bathroom), built 2001 and one of those semis connected to the neighbour at the garage. Bolier is in the garage, vented cylinder 8 metres or so away in a cupboard on the landing. Live on my own but will likely get sold on to a family next so would like to size for reasonable future demands. Assume fairly standard pre-2006 heating requirements but not sure what this would translate to in boiler size..

Have no preferences on the specification but if I went down the combo route, the location in the garage would be problematic as long pipe run to most of the hot water demands. The boiler would probably have to go where the cylinder is and some gas pipe alterations and flue though the roof.

I don't know whether a system boiler in the same garage location with a small unvented cylinder on the landing is overkill for water / heating needs into the future. Certainly all pipework would need proper lagging as I suspect there is no insulation in the garage ceiling or pipework. Think a frost stat would need to be maintained.

The compromise is one of the storage type boilers, again moved into the landing location.

Any thoughts on the best boiler option?

In terms of extras, was going to ask for a Spitotech MB3 filter. Not sure whether an air separator is required? Was going to ask for the proprietary Viesmann smart heating controls / TRVs just top give remote flexibility in turning the system on and keeping rooms not in use at a sensible temperature. Think this is all Opentherm arrangements. Is there any other things worth specifying as good practice?

Appreciate any comments so I can hopefully get a decent spec on which to get some quotes. Obviously will listen to installers recommendations but I guess view can vary.
