new project help and advice

HI there this is my first project and first post so please be gentle.

We are in the process of buying a structurally sound chalet bungalow, 2 beds,lounge, dining room etc. The previous occupant kept it in good nick but it needs new everything and I would like to put on a conservatory (from the kitchen) and possibly an ensuite upstairs (dorma extension needed).

It has a working back boiler but would like to replace with a combi. I think the electrics may need a look at too.

The big question is what is the best order to do the renovations in? I am terrified I have bitten off more than I can chew after convincing my hubby what a great idea it is (he works 12 hour days in London so can't do too much to the house himself).

To top it off I am due to have a baby soon so want to get as much organised before he arrives!

Structural and first fix carcass work first, first fix plumbing and electrics second, floors ceilings and walls plastered third, finally, second fix plumbing and electrics and carpentry.

Tiles, paint, and carpets last.

A good, well organised builder, who is prepared to see the job out is what you need.
