New Roof Flashing

Hi guys,

I was thinking of getting my roof renewed and the roofer doing my neighbours is going to give me a quote. The way he's done my neighbours chimney flashing doesn't appear to be correct and i would like your opinion on whether i should stay clear of this guy.


He doesn't appear to have done the step flashing correctly. First of all it isn't stepped and secondly it goes over the tiles?

Is this correct?

it looks quite neat from the image.

i prefer to see stepped flashing as opposed to the straight chase that he has done.

flashings go over the tiles yes. some go under, like soakers or ridge saddles or chimney back gutters or valleys.
 
As already said quite whats been done is quite tidy.. I would be more concerned about the fact there is no lead tray under the dormer window.
This should have been fitted before the window went in.
 
quite correct he hasnt used step flashings,i would like to see closer look at how hes fixed the flashings,some do cheat and use FLASHBAND yuk,with the price of lead now people will get away with what they can ! all new roofs come with minimun 10 yr warantee, and code 4 lead should be used as standard,hope this helps,should you require any further help link below THANXS :LOL:

What are the pro's and con's of chase flashing and stepped flashing?

Also, why do some chimneys have the side flashing under the tiles and some over it? Surely if it's ove then it won't be sealing the joint where the chimney meets the roof as its meant to do. It will be sealing where the chinmey meets the tiles but what is water gets under the tiles?

Lead flashings (if they are cover flashings) ALWAYS go over the tiles as that is what they are weathering not the felt below.

Where you think you see it going under is probably a skeleton flashing which weathers the upstands of soakers which are used on plain tile and slate roofs. These soakers site between the courses of the slates / tiles. Or it is weatherin the upstand of a secret gutter that is used with flat interlocking tiles.
 
as surrey says, the lead is doing the job in place of the tiles.

....and it does it in situations where bending a tile is impractical.:cool:
 
Ah, i see!

So are the soakers underneath the chase flashing or do you not need then with chase flashing?
 
The the flashing depicted in photo looks OK. Using masonry disc cutters it is easy to cut a chase in both brick and stone. As a result many roofing operator use this method. It can be argued that it weathers better than step flashing, however step flashing gives the traditional aesthetics associated with the period of the property. It is also recommended that the cover flashing over tiles extends 200 mm (8")
