Our house is 60 years old, brick construction. The attic rafters are the old 2x8 lumber on 16" centers. However, thin decking (7/16") was used. But there are no visible leaks. There is good attic ventilation and a roof fan on thermostat as well. The is no soffit nor ridge ventilation.
We have no leaks, but the flat asphalt shingles look worn from the road...it really makes the house "look" bad. We've gotten wildly ranging estimates from $5k to $15k to re-roof the house.
We're only going to be here for another 10 years at most and don't want to spend a lot....and the house over the years has been really "mickey-moused" by a potpourri of do-it-yourselfers and lousy contractors. It really doesn't make sense on trying to make it perfect now, especially since it's value has declined about $40k over the past 2 years.
So my question is why would it be so bad just to put dimensional shingles on top of the existing roof ? We've heard about the "breathability factor" of a second roof, but can we get at least 10-15 years with a second roof ? What other consequences are there ?
