Newby Extension Question

Hello all, I'm new here but looking forward to lots of useful help and advice from those in the know...

I have recently purchased a mid 30's semi, rural aspect etc...(set the scene)...Lots to do so lots of future posts, however - second request for advice (first is in flooring if you're interested):

We want to carryout a 2 story extension to the rear of our property sometime in the near future, so we can move the bathroom upsatirs and extend the kitchen...

We're looking at a 4 x 15 mtr (60 Sq Mtr) floor area, but with a budget of about 30k - is this achieveable? I don't want to go down the route of getting builders in for qoutes at this time as we have a very nosey neighbour and I dont want to tip her off too early... I fancy either helping out or doing the block/brick work myself too...this would help on labour costs right (obviously if my work is up to standard)!?

Check if your neighbours have 2 storey extension, if so planning shouldnt be an issue. If they have no extensions or the estate seems to only have single storey ones then you may need to revise your plans.
Keeping the kitchen and bathroom over each other is cost effective to keep drainage in same area. The size seems a little large tho for what you need, 15m?

Thanks static - basically, I made a pretty basic typo by getting my feet and metres mixed up! DOH! :oops: it's 4m x 5m = 20m sq...

As I said the area is rural, and old farm estate - only 5 houses, 2 pairs of semis (we are one) and one bungalow - the other semis, a different design to ours, have extended into the loft with dormer windows, and the bugalow has just had approval for dormer windows too, which tell me planning isn't too restrictive - I think the only problems may be overlooking the neigbours, but given the current position and open nature of the rear gardens, we already overlook!

Do you think 30k is a good rough budget!?

Probably. £1000 per square metre is a rough ballpark figure, more if you're in the southeast.

Don't forget to read forum rule 9a, even in some cases it's a tad draconian.

Cheers carryon...I'll police myself better in the future...as you said tho, a tad draconian if you're just looking for ball-park scoping figures, and a little shared experience!! :rolleyes: I was thinking about a grand per sq mtr, then fudge factor money, so that helps... :D
 
If permission has been granted for dormers etc you stand in fair chance to get it. Being in a rural area may go against you, as far as less builders more travel etc means they may charge more. Always give yourself a good % contigency fund for those unforseen problems.
