A friend has PP for a second home in his garden.

Some of the builders who have quoted are not NHBC registered. Can he retrieve the situation as without an NHBC warranty the house will not be able to get a mortgage?

He might end up doing a self build by directly employing the tradesmen. How do self builds overcome the NHBC trap though?

Whats the current VAT situation on self builds? Is VAT recoverable on materials and labour?

Try your local authority building control. Many have set up home warranty schemes which they offer in addition to BC inspection. Not sure what the charges are but I bet it's cheaper than NHBC.

Otherwise try local chartered surveyors. Most should be able to offer you a CML Professional Monitoring Certificate. (what is often called an architects certficate) These are acceptable to the majority of the lenders listed in the CML handbook - which is about 250 lenders in the Country. Typical charge for this is about £1500 including inspections.
