Noisey boiler potterton powermax HE

We need help! We have moved into a rented flat with a very noisey boiler, and it is driving us mad! :evil:
The boiler a potterton powermax he, which is very energy efficient so Im told, is terrible when we have the central heating on, however, when we are just having the hot water on its absolutely fine.
At the start when it first clicks on its fine, no noise, and seems to heat the rooms well, however, after a while there is a dull, banging noise, which we can only describe as the sound as "Jaws is approaching a victim!" It then goes mad and sounds like a very loud growling, pounding noise and we have to switch it off.
Can anyone tell me what to do, we have been in touch with the landlord who had someone to service it and he told us that there was no problem with it. The noise didnt come on whilst he was here! Typical. :rolleyes: We know that there hasnt been anyone living in the flat for a long time, and we dont think its really ever been used. Its getting cooler and we need warmth! HELP! :D

I cannot form any view on the nature or the cause of the problem!

What can you say about the person who serviced it?

How long did he take? Did he use a flue gas analyser, a thing with tubes and an LCD display?

possibly one or more TRVs fitted wrong way round, when noise starts go round and adjust them, see if noise stops.
 
The engineer that serviced the boiler did all the relevant checks, apart from his attitude, he refused to wait to hear the noise for himself it usually only takes about ten minutes to start, unfortunately we werent aware of when he'd show up so we couldnt have the heating on ready for his arrival. He didnt seem to care after all his checks. Apart from that he culdnt give us a proper answer or solution to the problem, he was not the most helpful of blokes...

Run it, wait till it goes bang then ring the Landlord, tell him its on fire/leaking water all over his floor/not working at all and tell him "I told you so but the engineer was a tosser"
