Hi I am currently converting a room into a kitchen. We have planning to have units down the side of the room where the breast is, by opening up the breast and placing oven and hop in centre ,a little like this http://www.malcolmhicken.webspace.virginmedia.com/wpimages/DSCF3307.JPG
I started taking the plaster of the chimney and was surprised to see this big concreate lintel this surprised as the lintel is so wide it doesn’t look like simply putting a lintel hire up will work and maybe the side supports need rebuilding. Any advice would be appreciated as anyone come across something like this. 1920s house

That top lintel - 12" high? is the original lintel for when the house had a range there, as it was modernised, the chimney opening got lower and smaller , hence the two lower lintels. All the bricks can be removed from the front under the big lintel with out any problems. Will your new cooker fit under it?

A new lintel must be inserted approx. 1700mm to 1900mm above FFL - depending on extractor dimensions. The lintels below the new lintel must be removed. Cut the opening to suit the Mfr's width dimensions for the proposed new hob.

All soot must be removed from the flue - sweep and smoke test the flue. Seal the flue background with SBR and render over in sand and cement or lime and cement.

The flue liner will most likely have to be removed but thats a site call for whoever is fitting the extractor. The extractor duct can be turned to run thro the c/breast cheek and across the wall unit tops to discharge at the exterior.

Note, remember to first fix a gas and elec supply.

Install a vent on the face of the c/breast above the extractor - the flue must always be thro vented.
Check the chimney stack flaunching and flashing.
