Hi,
Early thought stages, trying to get an idea of ball park costs. We have a modern (1989) extension, built on to the rear of a 200 year old house. A 'nice idea' would be to extend the v small dining area in the extension, into unused space of what is a large downstairs bathroom in the old house, but trying to get a feel for whether it would be worth it (likely cost v benefit).

I don't plan to DIY the knocking out or structural support, though could DIY the finish after the opening is in place, so looking for an idea of what would be involved and rough idea of cost to get a builder to do opening at least. I realise that it would need building standards application and structural engineering calculation etc.

Rubble wall, so could be between 400-600mm thick. No access to crane an RSJ in. Existing extension beams are bolted on to the wall directly above where the opening would go. Opening would be around 4m.

Thanks
