Party Wall Notice - whats the process?

Good Afternoon all,

Just looking for a bit of advise re party wall agreements.
I am at the stages of getting my internal drawings completed to be passed to SE for calculations, hopefully be back within 2 weeks, then looking for builders. The drawings are being done by an architect friend, and so far all is well.

My question comes on the party wall.

The rear extension i am looking to do, will be within 1ft of the neighbors existing extension- ie as close to her build as i can get, and also i'll be looking to remove a chimney.

Who usually starts the party wall agreement process? Do i look for a surveyor first then get the agreement, agreement first then surveyor? Or does the architect or builder usually prepare and send it?

I do not yet have a start date, or expected completion date (or even a builder in mind!) but would like to start building as soon as possible (ie once drawings are done and I've found a builder) so what details would i put on the agreement?

I understand that there is a two month notice period so i'd like to start sooner rather then later! so want to get the paperwork in place while i can.

The application under pd for 5.75m extension has been approved by local counsel but the neighbor had objected so i want to make sure it is done properly just to be on the safe side.

You don't necessarily need any surveyors. First step is speak with the neighbour, tell them what you are planning, reassure them you have it all properly designed and under control and see if they have any concerns. If they are ok with it just agree it with them and crack on.
 
jeds is right - but as part of that agreement it's good practice to take photos of their walls (inside and out) so that they cannot claim later that your works caused pre-existing damage.

If the neighbour has already objected, she will probably want the full gamut of PWA nonsense; better dig your cheque book out:(
