Hi I am new to this.

I am looking at getting a Dormer fitted to the loft so that we can get the attic converted. I know that I will have to get party wall agreement with one neighbour as we live in a end of terrace. However the builder has said that if he doesn't give consent then we can have the architect and structural engine draw up plans to put steel beams from front to back of the house and therefore not needing to build on the party wall and this is fine. Just wanted to double check if anyone else knows this?

Basically if the work
Touches the party wall then you need a
Party wall agreement , if they say no which they can’t really do you get a structural engineer to look at your property and theirs and he / she will say yes or no … unless their house will
Fall
Down then they will
Say yes , you can also get a structural engineer and the neighbours gets one.

You can get on with the work if then they if they still moan it could go
To court however they will loose if the structural report says yes, in my experience it never gets to court!

Yes, it can be done, though slightly more involved than building into the party wall.

It helps if the wall between the front and back bedrooms is load-bearing and continues down to ground level.

if he doesn't give consent
No-one can refuse if a PW Notice is served.

A dormer can normally be set in from the PW to avoid having to serve a notice, and may not require any beams front to back.
 
Thanks for the info. If I end up having to pay for a couple of surveyors, just wondered if the extra steels would be cheaper?

Don't bank on it.

You can't/should not think that you can just throw a couple of steels in anywhere to avoid other costs. A massive span is potentially massive steels - that's if its even actually feasible.

You need to set out what you actually want and discuss with your designer. Get costs estimates and implications off him, and if need be then get options off him.

Setting the dormer in off the party wall is the cheapest option
 
Just about to say the same , steel is expensive! Party wall is usually a piece of paper lol
