Patch of flaking paint

Hi,

I’m not entirely sure which section to post this in, so please let me know if I would be better posting in another sub section.

Around 2-3 months ago, we’ve had a box room plastered, used the same plastered numerous tiles without issue so not questioning their work.

Once the plaster was dry, I painted the room with a white wash of emulsion and water to seal the plaster which has all been fine except for one patch either side of the window about the size of my hand. After a week or so of painting, the patch appeared damp to the eye but didn’t feel it and the paint was flaking away.

I’ve sanded back the paint and the plaster seemed fine and have gone back over with a couple of misting coats of emulsion. Unfortunately it’s again flaking away.

would anyone have any idea what might be causing this? I wouldn’t have expected this to be moisture as it’s been so warm and dry recently. But happy to be told otherwise.

my next thought was to paint this with water based primer or undercoat to try and seal this.

many advice would be much appreciated.

Good morning John, if it’s a sealing method you require I have used this for many a year without an issue mist coat with pvabond in it. If it’s a damp spot I use the Johnstone’s damp cover. Once again used it in virtually every room ie bathroom, kitchens and never had a problem with it. Hope this helps

Thank you, the Johnson’s paint worked perfectly! Had it on a week without any issues. Just sanded back all the flaking paint and applied this. Read some reviews regarding the fumes/smell, but for anyone else reading this it’s no worse than undercoat. Had the window open and couldn’t smell it after a couple of hours.
