PD for self build extension

Hi there
Just looking for some clarification as I think Ive read so many things Ive got myself confused

We are looking to build a self build rear extension 5400mm wide 3000mm projection on a semi detached. It will be to the rear only and not go past the original side wall of the house and have a flat roof.

Am I correct in thinking this can be done under PD rights? And would just need building regs and no prior approval from the local authority?

Yes you are correct - if you do have PD rights.
