You do not usually need to apply for planning permission for:
  • repairs, maintenance, and minor improvements, such as repainting window and door frames
  • insertion of new windows and doors that are of a similar appearance to those used in the construction of the house (note - a new bay window will be treated as an extension and may require permission). If new windows are in an upper-floor side elevation they must be obscure-glazed and either non opening or more than 1.7 metres above the floor level

If I have a 1st floor side window with triple lights, am I allowed to replace with 2 windows of the same overall width under PD. ie. 1x double light and 1x single light. This is to faciliatate a room split into 2 (bedroom & ensuite).

Would one, or both, be classed as new under the PD guidance? And therefore required to be glazed & non opening?

Glazed is ok in a bathroom but non-opening is not ideal. Non-opening is ok in the bedroom (there is another window on the other side) but glazed is not ideal!

Thanks.

Technically, it's the insertion of new windows, so both the new windows would be treated as 'new' windows and have to conform to PD conditions.
