Hi, we have recently built a flat roofed extension to the rear of our 1930s pebbledashed house. Thankfully we have not finished the fit out yet. We thought we had a problem with the connection of the new roof to the existing building . There is a lead flashing chased in to the wall, lapped over the flat roof covering which is turned up the wall underneath it. It actually seems this connection is sound and the real issue is that the pebbledash above has blown out in areas, and driving rain now gets into the render, trickles down behind our flashing and dribbles out into the extension.
What can we do to remedy this? Long term I think the answer is to externally insulate & render over but we just can’t afford to right now. Short term do we attempt to patch up the pebbledash? I really don’t care what it looks like. Or another idea was to chisel off the pebbledash about 150mm above the existing flashing and put a new flashing in higher up? But surely we will then just get moisture trapped between the flashing and the house with nowhere to go? Any advice or suggestions very welcome.
