Hi All

A small semi-detached cottage on a green belt had permission (many years ago) for a 4m rear extension, single storey. A side extension under planning is going to be proposed, but we are told that the council will only be looking for an increase of around 30% of the original building if they are going to pass it. So, could we demolish the 4m extension, which is already eating into the 30%, in effect, resetting the house back to the original size. Then once a 30% extension on the side has been approved, could we add a 3m extension on the back under PD. I do hope that makes sense. Thank you

Or as long as they don't remove PD rights as part of approving the app.

It happens more in the Green Belt as opposed to those properties located within the settlement boundary. If the LPA feel the increase in floor area would be at its maximum, they may well withdraw certain PD rights.

It’s on a case by case basis.
 
@woody, is that a common thing for them to do?
Its certainly a possibility, and more likely if they suspect that you plan to do what you have mentioned.

If what you propose for the rear extension would be PD barring any joining to the side extension, then you may as well apply for it as it should be acceptable.

Otherwise, if the "around 30%" is not fixed, then a carefully designed extension exceeding this may well be acceptable.
 
I'd be a bit surprised if they didn't remove PD rights on commencement.
