Permitted development question

Hi not yet purchased property just wanting some information. I will upload some photos.

Small conservatory extension on back I am wanting to building on storey on top of this foundations are 1m deep so shouldn’t be an issue with that. I’m sure planning is needed for this.

Second extension will be to build a box out the back make the back of the house straight. I am wanting to build single storey and do a timber frame with skylight in the roof. Is planning required for this? Would build it on a concrete slab. There would be two knock throughs needed so would be putting steels in. Any information would be appreciated thanks.

In all cases, it's best to run your plans through your local authority if planning is required. If it doesn't, then file the letter you receive off them so when you come to sell in the future, it makes the sale more smooth. ie. won't have to bother with indemnity insurance etc..

As for foundations etc.. that will come under building regs, so when you come to build, I imagine you will have to uncover a section of the foundations to see if they're the correct dimensions. Walls require more insulation, so a wider cavity wall requires wider foundations. Alternatively, it means fitting the insulation on the inside of the walls if the foundations are suitable for a cavity wall, but not for one with a much wider cavity.
