Planning permission chances

Hi , I've got an opportunity to buy some old agricultural buildings , they are around 80 years old but not listed . Is planning permission( to live in ) often granted to demolish buildings and rebuild ? .

Demolishing and rebuild is highly unlikely if the site is outside the settlement boundary. Conversion would be the more likely route but that is a specialist area too.
 
I was thinking about trying for conversion plans but the walls are mostly built from rubble and 2 of the main walls are on the verge of collapse

Note that, while there may other reasons why it's not a sensible strategy to pursue, you don't actually have to own a given piece of land in order to make a planning application on it.
 
I'm thinking of going for the pre application advice service as it only costs £80 , and hopefully they will let me know if I'm wasting my time or not
 
I think most conversions are done under permitted development when they are outside the settlement boundary. It is agricultural store to resedential but it has to be under 500 sqm I think. If it is outside the settlement boundary then how do you intend to get planning permission???

It is possible to convert but it has to be the right type of building and even then there is a big issue of it has to be a conversion and not a re-build because if there is too much new matieral going in it can get fair the conversion criteria they have. There have been some high profile cases where people have put too much new stone in and fallen foul of the inspectors, like when people over-restore a sportscar and all the authenticity is gone.

Are you sure you can get water to it? If you need to cross other land it can mean a hefty ransom for example.
 
The farm house that belongs with the old buildings is only around 50m away so water + electric shouldn't be a problem
 
I see.

I suggest you look at the local plan and the settlement boundary before anything else.

Conversion to a holiday let is possible in some situations.
 
Holiday let ? . Could that be a first step on the way to a residential property ?
