Hi
Hoping someone can help with advice. There is a piece of land running behind our house the length of the cul de sac, it has been put up for sale and out for tender subject to planning permission. The land has lots of trees with TPO's on as confirmed on the council website, it belongs to house which is selling off the land. If the land is sold are they able to build houses on it, it has a right of access from one side. I can't find the planning permission on the website so not sure if it has been approved/ rejected or in process, there are no amenities to the land. Any advise would be greatly appreciated

The TPO will just make things tricky for the buyer but not impossible for them to build on it.

Just make sure the buyer is aware of the TPO AND if you hear chainsaws put a call into your council offices urgently

TPOs wont stop building

Ive known of developers just knock down a few trees with TPOs and pay the fine.........well worth it for the development value

A grant of planning permission automatically overrides any tpo’s, but the existence of protected trees is a material planning consideration, so keep an eye on the online planning register that the council maintains. It sounds like you might be consulted but it’s not certain. If you want to object emphasise the loss of the proceed trees. It may not stop permission being granted but could lessen the impact.
