Planning permission madness

Hi all, I'm new here so be gentle with me icon_biggrin.gif
We have just found our dream home, loads of room for my family plus a big garage, that with an extension would provide self contained accommodation for my parents. Would need planning permission as has already been extended so sought advice from our local office who told us that PP would be denied due to there not being enough room to park 3 cars! No problem with the actual extension though. There is room to park 3 cars but not the 6m per car they say is required. Has anyone had this experience before? Is their anything we can consider before abandoning all hope on this lovely house??

A car park space is 2.4x4.8 although I think it has been revised to 2.5x5.0. Manual for Streets.

The trouble here is that you spoke to the L.A. and not to a private planning expert first. Do your homework before sticking your head out of the trench.

Do you need parking and turning or just parking?

If you can demonstrate it on plan then its up to them to prove otherwise.

You'll need to give reasons for overriding policy:
thing like there are amenities within walking distance, busstops, cycle routes that you'll use - basically playing down your need for a car though bear in mind that the planners consider future residents, so you might have to labout the point that it will be an annexe, sold as such, not sold separately and would really only be of interest to future purchasers in a similar situation to you

youre building a granny annexe for dependents who don't drive/no car, you don't need the spaces. same future needs apply

If development is substantially compliant, then you only need to argue the case for why they need to ignore policy on a few things. Arguing for 2 spaces instead of 3 might be easy enough with a strong argument.

If that's a concern, what about proposing those honeycomb blocks, grassed over?
