If you could offer an opinion on the following id appreciate it.
Ive recently notice some hairline cracks in render at base of ext wall. On further inspection the mortar behind these cracks seems to be soft/crumbling to a depth of 1/2" into the mortar joint.
Behind the block the cavity is full fill bead insulation. The render is k rend silicone render. No sign of rising damp on interior of house. House is 5 years old. And foundations/ settlement doesnt seem to be an issue.
Does anyone know whats going on here? Any opinions are welcomed.
