i get an intermittent smell of sulphur-damp starting in 1st floor bathroom spreading across landing and down stairs into hall.It is a very pungent smell.The house is 4 years old.I have had all drains rodded and the boiler checked twice.It is loosing pressure but i am told it is due to diaphram in boiler.The smell does not emanate from either the toilet bowl,sink,shower or bath.Help please

Diaphragm in the boiler would not make it lose pressure, or do you mean the expansion vessel?

If the latter this could cause it to lose pressure if it was flat or holed. (See FAQ's on how to check, fix or replace)

Pressure relief valve could be dripping, but you may also have a small leak on the system somewhere.
