Plume from condensing boiler

Hi,

I just wanted some reassurance really. I have recently had a conventional condensing boiler fitted. The engineer, who is Gas Safe registered, used the same position for the flue as the previous boiler. I live in a terraced house and the position of the flue is approx 300mm above my front door and kitchen window, and I believe it meets all the regulations from part J (e.g. 300mm from an opening and 2.5 metres from a facing boundary). However, inline with what many people say on the internet, it emits alot of white vapour, which has a distinct smell, and although my neighbours have not said anything i am conscious that it may be reaching their properties. I have looked into getting a plume management kit but it would not extend to the top of my house, therefore it would only replicate the problem for the upstairs bedroom windows. I guess the only long-term option would be to have all of the flue etc relocated to the loft!

So I wondered if anybody could reassure me that the content of the vapour is not of concern? I believe the government must be satisfied that at the 300mm point any poisonous gases must have dispersed. I worry because the vapour from my non-conventional boiler did not have any smell, whereas this gas does have a slight smell. I have a carbon monoxide detector in the house and it has not gone off. To be honest, my main concern is that I am actually selling the property and I do not want to be liable for any problems in the future, due to the fact it was fitted whilst I lived in the property.

The emissions from a correctly installed and commissioned boiler should just be CO2 and H20 (with a few other things).

Your CO alarm will do precisely squat in this instance.

If you are selling and the installer has registered the boiler, then you shouldn't have any problems.

You could always ask your neighbours if they have an issue with the sale. On the grounds that there is naff all you can do about the problem I wouldn't make waves. Most of the time there isn't a problem until you point out something - then the person becomes hyper aware.

As to what is being emitted from YOUR boiler - I have no idea as I haven't tested it.
 
What is the make and model of the boiler? Some can have a flue of up to 10 metres. It can be vertical or horizontal or both.

Otherwise, an extension with an elbow on the end to blow the plume in a convenient direction may help.

If you post a pic it may spark some ideas.

Thanks for the responses. It is a Baxi Solo boiler. I will try and get a photo uploaded.

The engineer has commissioned and registered it, so I assume I am safeguarded should there be any problems in the future?

You are right about highlighting too much, this is my general problem in life and as nobody has complained I am wondering if I am overreacting! However, I have only had it installed for 2 weeks and I haven't been there alot of the time so perhaps the neighbours haven't noticed. I guess I just want a clear conscious and am a worrier, I would hate to be poisioning anybody.
