Porch - does it need building regs/planning permission?

Just looking into having a porch built at the front of the house.

I've spoken to a builder today to get approx costs and he said he would check if it would need plannong permission etc and get back to me.


Just wondered if anyone could advise if they thought it would and if there are any tips etc to follow which change it's classification to stop it needing them. Just want to see if there are any simple changes which could save a lot of money!

Approx size is 2.5m x 2.5m.

The idea is for it to be mainly brick, I'd like to move the front door forward to and just have the current front door as a hole to walk through if that makes sense?

My guess is that it will need planning permission and building regs, but just wondered what the experts would make of it!

If you still have an external door separating your porch from the rest of the house then it will not need building regs.

But, if it is on the front elevation it will exceed the allowable size for a porch and so will need planning permission.
 
Thanks for the reply - I thought moving the door might affect the building regs side of things!


If it makes any difference the house had an extension about 25 years ago. It had the garage extended to the side (extra 1m x 5m) and a 4m x 4m bedroom put above.

We also had a 5m x 3m conservatory added 3 years ago.

Which answers my question and 3sqm is the max permitted size to not need planning permission.

Max size is 30sqm to not need building regs providing I leave the front door in place.
 
Thought of another question.

We currently have a kind of porch I guess.

We have a bay window which then has a roof over which comes over the front door. This area is 2.45m x 0.7m (approx 1.7sqm) but it has an open front and an open side. (has been there since the house was built 30 years ago)

If I am replacing this can I add on another 3sqm, to end up with 4.7sqm? Or would it still be a max of 3sqm?

Please be aware that there are also OTHER restrictions which define how big you can make a porch.

Not more than 3m tall and not allowed within 2m of your boundary (where this boundary is to the highway)
