Porch on the side of house (not on front aspect)

Hello everyone,

We had a porch built a few years back, at the time when we looked at planning (and the builder agreed with me) we came to the conclusion that the "no need for planning" for a front porch size was less than 3x3x3m, and for a side extension no taller than 4m, no more than double the width of the property and no closer than 2m from next doors boundary, in the end our porch was built at 2.6 x 1.6 x 3.4m

Now we are selling the house, and I'm worried that we got it wrong and at 3.4m height its too tall?

Can anyone advise?

Yes I totally get that, however the that rule is for the front aspect of the house, however on the side of the house, an extension can be up to 4m in height, and as our porch is not on the front aspect, does it fall in to the Porch rules or Extension Rules?

So thats my conundrum as it's on the side aspect does it fall under the 4m rule?
 
err 3x3x3m is 27 cubic meters not a 10ft cube.


The rules for a porch is that is 3 sq m ie a max of 1.75m x 1.75m measured externally, forget the height , at present your "porch" is 4.16sq m so is over the porch rules.

In terms of a side extension the first thing you need to understand is permitted development, you need to check that your house benefits from permitted development rights, these can be removed.

Look at the diagrams and guidance as to when they apply. If you are unsure ask the solicitor who will be doing the sale if they foresee an issue. Trying to fix this, if there is a problem, after you have agreed a sale will be way more expensive that just doing it now.

But in my view its unlikely to be an issue, depending on how close the structure is to the boundary of your property.

If "a few years ago" is more than four, then you won't need to worry as it's most likely exempt from any action.

The criteria for a porch is 3m2 total footprint measured externally (no set dimensions for width or length), and no part more than 3m high, and no part closer than 2m to a highway, and the porch can be on any part of the house as long as it surrounds an external door.

However, if need be, you'd just say it' an extension and it would likely meet the criteria for that instead.
