Possible extension ideas

Hi everyone some of you may already know as I have been asking all sorts of questions lately but I have recently moved into this house and we are thinking of either getting rear kitchen extention including knocking through dining/living room wall to make a kitchen diner and seperate living room.

I will attatch some pictures for what we are thinking. The kitchen currently has a extention so we were thinking of bringing the dinning room out to the same level and knocking conservatory down.

It all comes down to price, we have a pot and depending on the difference depends on what we do. If we can't afford extention we will hopefully be able to do the kitchen / diner and get some bifolds on the rear and don't think would use conservatory and would make kitchen diner a sort of U shape.

I am based in north east England and we have some companies coming out for estimates for both hopefully but anyone have a idea of what you think it could cost ? Just so I have a general idea if it can he done . There is drains out back that may be an issue. I know it isn't as simple as simply adding the extention on that will be around 1.5m x 5.7m

Cost depends on a lot of factors, including cost (which can go up) and quality of materials, site specific issues such as access, demolition of existing room, moving services etc. Then factor in the cost of a new kitchen. Over £2000 per square metre seems to be the upper end but £17,00 (2 x 8.5) seems cheap.
 
That does seem, I will see what they say, it's the making it fit into original extension aswel and new flat roof etc but will let you know how I get on.

Had a few qoutes and both say looking at 35k or so to build extention and open up kitchen etc so that is out of our budget.

So we are going with original plan, we are going to put a stud wall up in living room to make a seperate room and knock the wall down to make a kitchen/diner, currently a living room/diner. Then block up a current kitchen door and make the hole in dining room larger for some bifolds. Then full rewire.

I am.aware I will need certs for rewire , will I require anything for knocking a wall down if steel needs to go in ? Any building regulations or inspectors need to come out ?

prices of that were 12-14k without rewire but currently getting qoutes.

60s house, had full check done and it's recommended , lots of issues and don't want to decorate house then need rewire in few years so want it done and out the way.
