Hi,

Im looking at house extensions on the property (images and current floorplan below) and what ideas people can come up with. The ideal would be to:
Retain the garage
Making the kitchen/diner more spacious (potentially one space and/or extending it)
Create at least one study (2 people work from home so trying to retain the bedrooms as bedrooms as much as possible)
Create an ensuite for what would ideally be bedroom 1

The house has been extended prior at the front in the lounge and the garden is terraced as can be seen in the rear photo. There is also quite a large patch of grass next to the garage that is also slightly teraced but not as much as the rear garden.

What I am struggling with is a) what options there are on the side or rear with the terracing without doing something too major on groundworks and b) options for upstairs given the stairway/landing placement

Thanks in advance!

Looks like it had a rear extension too? At a glance the logical plan is to use the rear of the garage for your office and if you wanted, to then extend the dining out to the kitchen external wall, then take the wall out between to make that one big kitchen/diner. Depends how much work you want to do, how big a kitchen diner you want, how big your budget is, grand designs bifolds etc? Or build a summer house in the garden for your office. Or build a cheap shed to add space that that woud be lost by a garage conversion. All sorts of options really.

Similar to @freddiemercurystwin - Possibly extend diner and garage level with kitchen diner. Make the garage a little smaller and have office at the back. Difficult to en-suite bed 1 - perhaps make a part 2 storey extension pushing bed 2 wall outwards and make that the big bedroom with en-suite - the drains would be better placed and you could redesign alongside groundworks for the extension. You need proper plans...
