Hi

We had a new extension built over the summer with a fiberglass roof and rendered walls. We've now noticed that where the roof joins the wall, the render has cracked and there is now a gap between the render and roof.

The builder has suggested that as the render was added right up under the roof, as the roof expanded in heat, it naturally pushed away from the render. To resolve he's recommending tidying up the render edge and using a flexible sealer in the gap.

Does this seem a reasonable approach?

Thanks
Steve

Hope builder has joined the trims properly on the wet side- in your pic 1 that overlap should have been matted and resined.
It's more usual with those drip edge trims to leave a gap so water drips off the bottom of the trim. Shame he didn't topcoat the back edge. If you seal that gap you run the risk of water tracking across the sealant and running down the render- prob won't cause any damage but may well turn green and nasty

drip batten setting the drip edge out from the brickwork. and render under the overhang .. that's how it should be
in this case not done
