Hi everyone

I have lived in a new build terraced house for 3 years with a ravenheat fan assisted boiler installed in the kitchen and the flue coming out of the roof vertically just below/in front of 1st floor bedroom window.

I had the boiler serviced and was told the the flue should be 2metres from window! The flue is currently 850mms from window and there seems to be a cap on top of it.

I have been advised to either seal window in bedroom. Move boiler or perhaps re direct flue.

What are your thoughts on this as I always thought the distance was 300mms..

I have baby due in two months and would not want to risk using room if unsafe..The standard BS /5440 PT.1 does not seem clear..please advise.

Hopefully you will be in possession of the documentation for your boiler, this will detail the distance required from an opening window. The dimension stated in the relevant british standard is 300mm as you indicate.

thanks mate.

ravenheat said it should be 2000mms from window but does the standards say 300mms?
Also the drawings in the manual look as though it is 300mms as it does mention anything about 2000mms in the manual.

Upon further research it seems the requirement is 2000mm, the 3oomm dimension is for wall terminations which of course fan the products away from the window. In all cases follow the manufacturer advice!

I have a 29 KW rated silver star 29T fan assisted boiler.
The building regs people came down and said for a fanned draught boiler the distance is 300mm minimum below an opening and horizontally from an opening.
What do think?

In all cases the manufacturer instructions take precedence, if the installation complies with these then all good. For additional peace of mind you could install a carbon monoxide alarm in the room with the window, as per the manufacturer instructions. If the installation does not comply with manufacturer instruction then might you have redress with builder?

thanks hobhead.

so no plume kits can fit vertical flues?
I will enquire with builder tomorrow what can be done. I will also fit co alarm for peace of mind.
There are five other properties on the road with the same set up so perhaps Its not that much of an issue.
