Re render or patch up?

Hi, The exterior wall render of our house is peeling and starting to crumble. Not sure if it needs to be re render or just patched up and painted over. Also, there are cracks as shown and it looks like it’s bubbling. Would it be possible to take off this render and just have bare brick? Thanks

Looks like it needs repainting and a bit of raking out and filling. You need to assess the render by knocking (like on a door) it will sound hollow where it's lost adhesion from the wall - depending on the extent of loose areas then patch or replace. You can get modern "coloured" renders if you want to replace the lot. If you strip it off you're likely to end up with knackered bricks and odd non matching areas eg round the bathroom window if it's not original. Other options are cladding with a modern maintenance free cement board.

You are between the rock and the hard place. Best practice says strip all that render off back to brickwork. Cash outlay says can it be dodged up for a few more years?

There seems to have been quite a lot of water absorbed into the render, & the paint job looks as though it never took in the first place?
The lower right hand side near the boundary wall appears to be bubbling - probably caused by the boundary wall feeding moisture into the house elevation.
Boundary walls should be separated from the main house.
The RH doorway angle bead is rusting - plastic beads should be used for external work.

If you go for a cleanup, render patching, and re-paint then only go for it if its cheap or DIY.

You have a cavity wall - no signs of CWI Injection - so thats good too for giving you a bit more time - maybe?
