re slating leaking roof

hi

Roof needs to be re-slated .There is a leak at the bottom where the gutter is(it is not going through the gutter though)
It leaks in one more place .
Roof is only 12 years old but I can tell was badly built.
After one of the inspections by roofer he said these are tiles containing asbestos and now we need specialist company to remove them.

Is it possible to have 12 years old tiles containing asbestos?

Roof is 82m2

How much it would cost to re-slate the roof with new felt/membrane ,new battens and new gutter added

Small point, I doubt they are asbestos, If I recall correctly asbestos slates didn't require a copper disc rivet which I'm sure I can see has been used.

Can't be absolutely sure just by looking at photos but IMO they are asbestos slates.

That 'dimpled' effect on the back is quite characteristic of an asbestos slate. However the type of asbestos used in slates is classed as low risk. (IMO no risk - unless you grind and sniff!)

One thing that is definitely correct is that copper rivets were used with asbestos slates - trust me, I'm of that age!

Agreed they are defo Asbestos.will cost a small fortune to get rid of them
unless you have some land dig a deep hole and bury them

You dont need a specialist company to remove those slates, a competent roofing contractor is all you need.

just read post again.If it's only 12 year old they should not contain asbestos
best way is to get it a slate tested for asbestos
